Arrow Capital completes deal for Wolverhampton logistics hub
A 304,000 sq ft industrial site has been snapped up by Arrow Capital Partners as part of its joint venture with Cerberus Capital Management.
The Noose Lane site, known as Willenhall 300, sits on a 15-acre site and includes a high-bay warehouse with a 17m clear height completed in 2022, alongside an original warehouse with an 8m clear height dating from the 1990s.
Arrow acquired the property in an off-market deal from Nationworld Ltd, with the asset already fully let to distribution and logistics firm BJS Distribution Storage and Couriers Limited.
The specialist real estate developer, investor and manager said the acquisition strengthens its presence in the West Midlands logistics market.
“This acquisition represents the kind of high-conviction logistics investment we are targeting: a modern, well-specified asset in a supply-constrained area with exceptional connectivity,” said Cormac Dunne, head of real estate, Europe, at Arrow Capital Partners.
“The West Midlands market demonstrates strong occupational fundamentals, underpinned by its central location within the UK’s distribution network and access to a deep labour pool. Securing this asset off-market and fully let to an established operator aligns with our strategy of delivering durable, income-driven returns”.
Arrow said it continues to seek investment and development opportunities across the UK and Europe as part of its ongoing strategy.
Arrow was advised by JM+CO and Bulleys Chartered Surveyors, while Nationworld Ltd was advised by Goldstein Leigh.
