Caddick completes 100,000 sq ft Vernon Park shed

Built on behalf of Staffordshire Pension Fund, the Wolverhampton logistics hub is the second Midlands project to reach the finish line since the contractor launched in the region in 2023.

Caddick won the £12m delivery contract in July 2024 for the scheme, near Junction 1 of the M54.

Marking the first industrial and logistics development delivered by Caddick’s Midlands business, Vernon Park is a two-storey high speculative warehouse, built to accommodate manufacturing, storage and distribution.

Caddick and SPF’s design and consultant team at Vernon Park included UMC Architects, Virtus Consult as project manager and quantity surveyor, Rodgers Leask on structural and civil engineering and M&E engineer Couch Perry Wilkes.

The scope of work included the installation of loading doors, dock leveller equipment, fire escape staircases, lifts and ancillary spaces. Additional features include heating, comfort cooling, domestic hot and cold-water services, electrical installations, fire alarms and lighting.

Over the last 12 months, Yorkshire-headquartered powerhouse Caddick has delivered more than 760,000 sq ft of I&L space in its core Northern markets. The firm reported record numbers earlier this year, with gross profit of £70m on sales in excess of £600m.

Ray O’Sullivan, regional managing director of Caddick Construction Midlands, said: “The completion and handover of Vernon Park marks a significant milestone for the Caddick Midlands business as we celebrate our first industrial and logistics  scheme completed in our newly established region.

“Elsewhere in the Midlands, we have also handed over Urban Splash and Places for People’s landmark island community in Birmingham, Port Loop. As we celebrate completion of these projects, we are pleased to be looking ahead with a healthy and varied pipeline of exciting investment projects within the Greater Birmingham area.”

Through the procurement process we led, Caddick Construction was appointed to complete the scheme, not only delivering to the highest quality, but also taking on responsibility for the earlier works to give our client full assurance.

“With the development on track to achieve a BREEAM Excellent rating, the Fund now holds a resilient, sustainable logistics asset that will support occupiers and contribute to the economic growth of Wolverhampton and the wider region.”
