CBRE teams up with Moda on £400m investment fund
CBRE Investment Management has launched a new £400m residential investment platform to speed up delivery of purpose-built single-family rental housing across the UK, with the Midlands identified as one of the key target regions.
The new open-ended fund, CBRE UK Single Family Housing Partners, will focus on the development and long-term operation of professionally managed rental homes, responding to what the group describes as a structural undersupply of high-quality family housing in major UK markets.
The strategy has been designed to scale significantly, with ambitions to grow to around £2bn in value over time, supported by a mix of development activity and selective acquisitions from the wider housebuilding market.
A key plank of the strategy is an exclusive link-up with Moda Living, which will co-invest in the fund and help deliver schemes through its development and operational capability. Moda’s parent company, Caddick Group, also brings a substantial land pipeline of more than 25,000 plots into the structure, providing a long-term development pipeline across UK regional cities.

The fund is expected to target key growth corridors outside London, with the Midlands highlighted as a core area for expansion, reflecting both affordability pressures and sustained demand for professionally managed rental accommodation.
