Erdington development site up for grabs
Law of Property Act receiver Watling Real Estate is marketing the 1.2-acre plot, immediately to the rear of Central Square shopping centre in the Birmingham suburb.
Available freehold, the town centre site is just off High Street.
The front part of Central Square Shopping Centre was sold in 2024 and continues to trade, however the rear of the shopping centre has since been demolished and cleared and is now being marketed for sale by Watling Real Estate.
Andrew Foster and Chris Walker of Watling were appointed joint Law of Property Act Receivers over the site in July, owned by GC No.26 Ltd, a subsidiary of Godwin Land Ltd.
The site has been earmarked for mixed-use commercial and residential development, subject to planning, and is a key site for the redevelopment of Central Square under the Erdington Ward Action Plan.
Toby O’Sullivan, a director at Watling Real Estate, said: “A pre-application was submitted in 2020 for the demolition of Central Square Shopping Centre and the construction of 290 dwellings comprising a mix of one and two bedroom apartments, plus 25,790 sq ft of retail and commercial space.
“Feedback from Birmingham City Council was supportive of the proposed scheme and in January 2022 the site was submitted to the Call for Sites scheme as an opportunity for comprehensive demolition and redevelopment.”
Bordering Sutton Coldfield, the site is described as well connected, linking to the A5127 connecting to the A38(M) Aston Expressway and the M6. Erdington railway station is half a mile away.
O’Sullivan added: “In August 2024, representations were made to Birmingham City Council proposing the development of a fully affordable housing scheme to deliver 45 plus homes comprising one, two, and three bedroom homes, along with landscaping and parking provision.
“This is a major regeneration and development opportunity, and the site remains available for various forms of residential-led development.
“We are keen to speak not only to developers but also housing associations, to find a solution that addresses local commercial and housing need.”
Watling was appointed in July 2025 in connection with five sites under the ownership of companies within Godwin Group. The sites also include locations in central Derby and Hockley Heath near Solihull.
