Former Phoenix HQ sold to Cilldara in undisclosed deal
The former Bromsgrove headquarters of pension group Phoenix has been sold to an investor for an undisclosed sum.
The firm’s purpose built 400,000 sq ft office campus in Wythall has been sold to investment group Cilldara, allowing Phoenix to relocate to smaller offices at 10 Brindleyplace, Birmingham.
The campus is an allocated employment site, outside of the surrounding green belt, and agent Savills says it has submitted a pre-application to the local authority for a residential led redevelopment.
The 40 acre self-contained site in Wythall, situated within close proximity to the M42, benefits from planning permission for further development plots and presents a range of potential future development opportunities.
Sadie Janes, Head of Development for the Midlands at Savills, said: “We have worked closely with Phoenix Group to understand their real estate objectives, resulting in their relocation strategy to 10 Brindleyplace, drawing upon our breadth of services across office agency, building consultancy, planning and development.
“The relocation to a new central Birmingham hub has enabled the disposal of Wythall Green and we are extremely pleased to have secured the unconditional sale of this unique site, in a strategic location.”
Phoenix Group has relocated to new Grade A offices at 10 Brindleyplace, Birmingham, where they take up 25,107 sq.ft on the sixth floor of the building – the first Fitwel accredited office in the city.
Lucy Thompson, Head of Property and Workspace at Phoenix Group, added: “Our move to office space at 10 Brindleyplace, which has largely been driven by the building’s strong Environmental, Social, and Governance (ESG) credentials, will serve as a central hub for our teams, offering a modern, inspiring and well connected workspace that fosters collaboration and wellbeing.”
