Half of 378 homes at landmark Canalside South now sold

Wavensmere Homes says it’s now selling homes up to a year ahead of its build programme due to high demand at a key development in Wolverhampton.

The first residents are due to move in next month at Canalside South, the city’s landmark £150m regeneration programme on the site of a former British Steel crane factory on Qualcast Road.

The 17-acre plot had sat derelict since the collapse of British Steel in 2019, but work commenced on a 533-home housing scheme on the site in early 2025, following around £25m of remediation and ground works instigated by a partnership between City of Wolverhampton Council and the Canal & River Trust.

This week, Birmingham-based Wavensmere has announced that 50% of the 378 townhouses at the city centre scheme have already been sold.

“The demand for family homes at Canalside South has been so high, we’re now selling a year ahead of the build programme,” said Donna Smith, sales director for Wavensmere Homes.

“Having 50% of the 378 houses sold before anyone has moved in illustrates the pent-up demand for city living in Wolverhampton. This scheme has such broad appeal because it’s so close to the shops, workplaces and attractions.”

All roads and service infrastructure is now in place for the first phase of development. By the end of 2027, all 153 houses in phase one will be completed and occupied.

All three phases of the scheme are due to be completed by the end of 2030.
