Indurent bags consent for South Staffs industrial
Plans for a 655,000 sq ft logistics hub at Junction 13 of the M6, close to Dunston, have received the go-ahead.
Savills advises Indurent on planning for the scheme. The professional team also features architect UMC, PJA advising on transport, civil and structural engineering, landscape architect Define, Pegasus, FLAC, Resound Acoustics, Ecology Solutions, CPW and AQC.
The multi-unit scheme sits outside of the Green Belt, and would be accessed from the A449. The resolution to grant outline approval was voted through at South Staffordshire Council’s planning committee meeting on 23 September.
Acting on behalf of Indurent, Savills initially secured a draft allocation for the site within the emerging South Staffordshire Local Plan, with the consultancy’s economics team identifying a clear need for additional employment land in the area.
The subsequent planning application included appropriate mitigation, ensuring that any potential impacts on the site and surrounding area would be suitably addressed, this following pre-application discussions with district and county council officers and technical consultants.
Indurent’s site is located adjacent to the village of Dunston and the village’s primary school backs onto the site. Development is scheduled to start on site in 2027 with practical completion of phase one in 2028 and phase two in 2030.

Indurent is a long-established player in the regional and national big shed market, having been formed in 2024 by the merger of St Modwen’s logistics business with Industrials REIT.
