Lovell ties up £29m deal for Newcastle housing site
A Wolstanton plot with outline permission for up to 100 houses has been snapped up by residential developer Lovell – with detailed proposals for the site already under development.
The £29m sale of the former school field site off Hoon Avenue in Newcastle-under-Lyme was signed off by Staffordshire County Council’s cabinet in January.
The proposed plans by Lovell include a balanced community using a considered mix of open market and affordable housing options and a target of 25% section 106 provision for the local area.
“Securing the Hoon Avenue site represents a strategic step for Lovell, using private investment to directly support the local authority’s housing targets and wider region’s needs,” said Nicola Colley, head of land for Lovell in the Midlands.
“This project highlights our appetite for competitive land opportunities across the West Midlands as well as our growth plans in the market.
“Lovell is proud to be taking a proactive lead in transforming this land into a thriving community to meet the demand for both private and affordable housing, while also supporting local job creation, education and training opportunities.”
Lovell says it now intends to move forward with a detailed design phase, including a pre-application meeting for planning, which has already been submitted to the local authority.

Totally unsuitable for building. It is a flooding zone 3 according to latest reports. Existing pumping station is inadequate.

It is already thriving without any help. Locals need respite from hard surface building, we are surrounded by houses and warehouses. We don’t need it developing!
