March Developments targets Pride Park with office scheme

Plans for commercial buildings earmarked for a site near Derby County’s Pride Park Stadium have been unveiled this week.

Derbyshire-based March Developments plans to build “The Exchange”, the first Grade A offices at the site in over a decade, on a site currently in use as a temporary car park off Hudson Way.

Two office building plots are planned for the site, ranging from 10,000 sq ft to 45,000 sq ft, served by 112 parking spaces.

The scheme, designed by Sigma Architects, will be built to a BREEAM ‘Excellent’ specification, with an EPC rating of A.

“Having been involved in the last new offices built on Pride Park in 2012 we feel the Derby office market is crying out for new Grade A accommodation,” said Mark Bielby, a director at March Developments.

“This is the last available site on Pride Park and will be ready for occupation in 2027.”

FHP Property Consultants and Innes England have been appointed as joint agents on the scheme.

Darran Severn, from FHP Property Consultants, added: “Pride Park is very much Derby’s premier business address and has been the choice for businesses in Derby since it was developed.

“There remains very little availability on Pride Park, particularly of buildings in excess of 10,000 sq ft.

“This opportunity gives occupiers a chance to occupy some of the best quality office space across the region with flexibility to either rent or purchase.”

Nick Hosking, director of agency and development at Innes England, said: “The local office sector has been crying out for new Grade A office space for some time, and the delivery of The Exchange meets that market need, delivering’ best in class offices with good on-site parking in an established location adjacent to the Railway Station.

“We’re already in discussions with interested parties and expect continued strong occupier interest.”
