Planned 2028 start for Broad Marsh scheme
Plans to redevelop a derelict former Nottingham shopping centre could be submitted by mid-2027, according to a timeline published by Homes England this week.
The city’s Boardmarsh Centre and surrounding area has lain empty and partially demolished since former owners Intu went bust in 2020, with work underway on a refurbishment programme for the 1970’s precinct.
Homes England bought up the site as part of a de-risking exercise for a planned regeneration scheme in March, and says it has been working with the city council and its partners to move the development forward, around 30 years after plans for the Broad Marsh area were first mooted.
The government agency has now published a consultation on the plans, which it describes as a “once in a generation opportunity” to create a new city quarter, on the back of a masterplan published by the city council set to deliver 1,000 homes and over 200,000 sq ft of office space.
An initial consultation exercise known as the “Big Conversation” was carried out in 2022, following publication of bold designs for the area by architects Heatherwick Studio – with then city council leader David Mellen describing the collapse of the shopping centre owners as an “unexpected opportunity” for the city.
Under a timeline published with the consultation this week, developers will be appointed to the scheme in early 2026 with plans expected to be submitted to the city council in 2027.
Demolition work on the former shopping centre is also planned to begin next year, with construction work on the final scheme expected to begin on site in late 2028.
“Building on the Big Conversation, the efforts of the Greater Broad Marsh Advisory Group, and BDP masterplan, we are now ready to engage the local community as we make progress in delivering the Broad Marsh project,” said a spokesperson.
“This is a once-in-a-generation opportunity to create a new city quarter with homes, jobs, green space, and better connections across Nottingham.
“The work we are currently undertaking is focused on progressing demolition of redundant buildings on the site and the appointment of a Developer Partner. Homes England is at a point in the project where we would like to update members of the public and stakeholders on the work undertaken to date, the next steps and to explore your views on the project.”
The consultation closes on 18 January, 2026.
