Plans in for £7m Telford industrial warehouse
Cheshire-based developer Blok is eyeing up a speculative industrial scheme on vacant land in Hortonwood industrial estate, around three miles north of Telford’s town centre.
Under plans lodged with Telford & Wrekin Council this week, a 108,000 sq ft industrial and logistics warehouse would be built on a six-acre plot next to the town’s main recycling depot.
Around 7,000 sq ft of office space is also included in the scheme.
The Hortonwood 60 plot is an undeveloped patch of former farmland, part of a large industrial estate built on former Ministry of Defence land as part of Telford’s 1970’s new town expansion programme. The MoD’s defence fulfilment centre, a large military logistics operation, lies within around half a mile of the site.
The application represents the fourth time planning has been considered and approved for the site.
Most recently, in 2021, a speculative proposal for three industrial units put forward by town hydroponics firm Omega Lighting was approved by Telford & Wrekin planners – but never implemented.

More than 300 jobs could be created by the scheme, according to documents submitted by the developer this week.
“The proposal represents a significant opportunity to create a high‑performing employment asset that will attract investment, deliver new jobs, and reinforce Hortonwood Industrial Estate’s role as a key driver of economic activity within Telford and the wider region,” said a statement submitted with the proposals.
“The development aims to be ambitious but considerate in its approach and offer high quality opportunities to meet economic growth aspirations of the area.”
Manchester-based Fletcher Rae has provided designs for the scheme, while Stantec also provided planning consultancy services.
