Clowes triggers site clean-up at Harrier Park
Having tied up the 31-acre Hucknall asset’s acquisition in 2024, the developer has engaged contractor TanRo to lead a remediation programme enabling the historic site’s next chapter.
The brownfield site, formerly home to the development of the iconic Harrier jump jet and Rolls-Royce Merlin engines, is undergoing remedial works ahead of a further 500,000 sq ft of modern industrial & logistics space in a prime East Midlands location.
Future occupiers will count a 200,000 sq ft facility currently occupied by RM Resources among their neighbours.
The site clean-up and enabling works will mark the first major investment in the long-term development strategy for the site.
Works will include groundwater treatment, ground remediation, earthworks to plateau plot levels, construction of retaining walls, high-voltage service diversions, drainage infrastructure, Section 278 works, and initial estate road construction.
The road infrastructure programme is expected to continue beyond the initial 20-week schedule.

Although fully serviced by the site’s previous owner and benefiting from planning permission for six industrial/warehouse buildings, Harrier Park requires significant environmental remediation due to its former use.
The site sits on the edge of Hucknall, Notts, within a 10-minute drive between junction 26 and 27 of the M1. Harrier Park also sits outside the Nottingham workplace parking levy.

“Our first major step is to address its long-standing issues with contamination. Our enabling works are designed to prepare the land for high-quality industrial development, and interest is already strong from potential occupiers looking for bespoke space in a well-connected location.
FHP Property Consultants and Fisher German are instructed as agents on the scheme, with units available from 60,000 to 206,000sq ft, both freehold and leasehold.
The site was acquired in summer 2024, owner Rolls-Royce having previously worked with development manager Muse to move the asset forward into the modern era.
