Second letting secured at Hillwood’s Raunds development
Clinical storage specialist, GXPS, will take on a 41,000 sq ft unit in Northamptonshire – set to become the US firm’s third facility in the UK.
Q40, one of four speculative units completed by Hillwood at its Quattro scheme in Raunds, will become a restricted-access facility for GXP Storage, which provides temperature-controlled storage for life sciences firms in conditions ranging from 21°C to -150°C.
Quattro was completed in March 2026, and the letting follows a deal for a 81,000 sq ft to furniture retailer Nick Scali in June 2026, meaning two of the scheme’s four units are now let.
“Two lettings agreed within four months of practical completion says a great deal about occupier demand for well-specified mid-box space on the A45 corridor, as well as sentiment we’re seeing nationally,” said Greg Dalton, Vice President, Hillwood UK.
“We’re delighted to have worked closely with GXPS to secure a timely transaction that satisfies their operational requirements.”
Last month, US developer Hillwood secured a £76.4m development financing facility with Affinius Capital for two ground-up logistics developments in the south of England, totalling 330,000 sq ft of warehouse space.
The facility will become US-based GXP’s third site in the UK, and the firm says it will be fully commissioned and operational by November.
