SEGRO starts on 722,000 sq ft Northampton shed

Work is now under way on the latest phase of industrial specialist SEGRO’s logistics park in Northampton, with a completion date of June 2027 pencilled in.

The 722,000 sq ft unit is being developed on a 34-acre plot and will take the park’s total completed or under-construction logistics space to almost two-thirds of its 5m sq ft planned capacity.

The facility will have an 18m clear height, more than 100 dock loading doors and 3.5MVA of secured power. It will also include more than 28,000 sq ft of office space and 10,000 sq ft of amenity space.

The building is targeting a BREEAM Outstanding rating and will incorporate photovoltaic panels, air-source heat pumps and rainwater harvesting.

“The construction of this high-specification warehouse reflects the strength of demand for modern logistics space along the southern M1 corridor,” said Dan Holford, head of national markets at SEGRO.

“In a prime location within the Golden Triangle, with immediate access to the motorway, a modern rail freight interchange and a proven logistics ecosystem, SEGRO Logistics Park Northampton remains one of the UK’s most compelling locations for large-scale distribution operations.”

SEGRO Logistics Park Northampton is adjacent to Junction 15 of the M1, around four miles from Northampton. The park is also home to an Amazon fulfilment centre and a distribution facility for Yusen Logistics, which is due to become operational later this year.

The firm advised shareholders to accept a £14bn takeover from US rivals Prologis earlier this year, having earlier turned down a £12.4bn bid.
