Swadlincote’s £59m leisure and offices scheme to kick start regeneration
A ‘not fit for purpose’ 1970’s leisure centre and office block could be demolished and replaced with new facilities less than a mile away, under plans submitted by South Derbyshire District Council this week.
The £59m scheme, earmarked for six acres of land off William Nadin Way, will replace the existing Green Bank Leisure Centre and include high quality office and conferencing facilities.
South Derbyshire says the project will create a more modern community hub that combines high-quality leisure facilities with “flexible, sustainable office space”.
The proposed leisure centre will include a four-court sports hall and a swimming pool, with a fitness suite and multi-purpose studios on the first floor. The office use will include offices, meeting rooms, and ancillary accommodation on the ground floor, with open plan workspaces occupying the two upper levels.
The project team for the scheme includes CPMG Architects, Chord Consult, Hexa Consulting, Cadence Projects, Coreus Group, and Ares. CarneySweeney provided planning consultancy.
“The proposed development seeks to deliver a new office for South Derbyshire District Council alongside a premium leisure facility that will be accessible to members of the public,” said a planning statement submitted with the scheme.
“The development is designed to replace the existing 1970s-built Green Bank Leisure Centre and offices on Civic Way in Swadlincote, which are becoming unfit for purpose.”
A demolition and redevelopment option was ruled out for the existing site, after the council said it was too small to accommodate its improved leisure centre.
However, South Derbyshire District Council says quitting its existing offices could kick-start a wider regeneration of Swadlincote town centre, having appointed consultants BDP and Aspinall Verdi to develop a development masterplan for the area.
“Submitting the Council’s plans for this transformative new leisure facility in South Derbyshire is a huge milestone,” said a council spokesperson.
“This state-of-the-art leisure complex and office space will be a fantastic asset to Swadlincote and South Derbyshire as a whole. The building is not just designed to support our local communities, but to encourage more visitors into the District, driving the economy and encouraging growth.”
