Wain Estates seeks Shropshire success
The strategic land business wants outline consent for up to 98 homes off Merrington Road in Bomere Heath, a village near Shrewsbury.
Wain, which as the land promotion arm of North West powerhouse Wain Group sits alongside housebuilding division Wain Homes, proposes 15% affordable homes for the development.
Vehicular access will come from Merrington Road, to the west.
The professional team for the project includes Lane Town Planning, Iceni, Astute Transport, Smith Grant, e3p, TEP, Lees Roxburgh, GHC, Soil Research Associates, and Rural Solutions.
Bomere Heath is around four miles from Shrewsbury, and had a population of around 1,250 in 2011, according to Lane’s planning statement.
The 12-acre site is part of an agricultural field, and has no existing planning status. Lane pointed out that a recent application for affordable homes, also off Merrington Road, a planning officer report described the area as being close to services without over-reliance on the private car.
In planning terms, this could represent a major tick in the box as regards meeting the “sustainable development” threshold. A new bus stop is also promised.
Development has been okayed at various stages in and around the village, with Lane setting out the various approvals in its planning statement. In summary, this amounts to 153 homes approved in the last 11 years.
Summing up the proposals, Iceni said: “The proposals have been developed by understanding the existing context of the site and its relationship with Bomere Heath, in accordance with best practice in urban design, and with reference to both national and local design guidance.
“The aim is to design a high quality development with a strong sense of place that responds well to its existing context, will stand the test of time, and meet the needs of current and future generations.”
