Phoenix Life signs three to Solihull office
Ingenuity House is 95% let after ticketing company AXS, housebuilder Vistry, and professional services firm Davies agreed deals.
AXS Europe is part of AEG Worldwide, the global sports and entertainment giant, took a 6,400 sq ft office on the second floor, on a five-year lease, upsizing from space in the Orega flexible office element at Ingenuity House. The move follows the award of the ticketing contract from nearby NEC, the UK’s largest event space.
Vistry Group agreed a 10-year lease on 12,500 sq ft on the third floor for its South Central Midlands region office.
Also on the third floor, Davies agreed a deal for 7,700 sq ft for five years.
Ingenuity House comprises 114,600 sq ft of office space and is next to Birmingham Airport and Birmingham International Railway Station. It holds a BCO Gold Award and is certified BREEAM Excellent and WiredScore Platinum. There is one suite remaining to let of around 6,500 sq ft.
The quoting rent at the building is £26.50/sq ft.
Michelle Mills, director at sole letting agent CBRE, said: “The building has undergone significant upgrades, including refurbished common areas and the opening of an onsite café amenity, to create a best-in-class office building.”
Les Ross, fund manager at Aberdeen Investments, which manages the building as part of its Phoenix Life fund, said: “The flurry of recent letting activity is testament to the high quality of office space provided at Ingenuity House, coupled with market leading ESG credentials.
“We look forward to securing a tenant for the final suite and returning the fund to a 0% overall void rate.”
Occupiers at Ingenuity House include Flooid, Allianz and Orega.
