Plans in for 103-home scheme at M54 gateway site in Telford

More than 100 homes could be built near the edge of Wellington, after St Philips lodged proposals for a farmland plot at the foot of Shropshire’s famous Wrekin hill.

The firm submitted detailed plans for an 18-acre site just off Junction 7 of the motorway to Telford & Wrekin Council this week.

A total of 103 homes are earmarked for the site, which is around a mile from the centre of Wellington and three miles from Telford town centre.

Stourbridge-based land promoter St Philips says the Holyhead Road site, which is included in the draft Telford & Wrekin local plan, would form a “natural extension” to Wellington.

Around 25 homes would be classed as affordable housing the development, which will include a mix of two, three and four-bedroomed homes according to designs supplied with the application.

Early objections raised by residents refer to standing traffic concerns at the junction with Roman Road, which experiences acute congestion during peak hours and which Telford & Wrekin Council first identified for a priority improvement scheme in 2015.

Data supplied in a traffic report supplied with the application showed 12 collisions has occurred near the development site since 2020, with a “concentration of incidents” clustered around the Roman Road junction.

However, addressing the issues is not considered to be required as part of the proposed development, with supplied traffic modelling showing the junction would be impacted by an extra three journeys every morning and evening, for a proposed 103 homes.

Lichfields has supplied planning consultancy for the scheme, with designs prepared by Roberts Limbrick.

If approved, the site would form the most Western-most extension to Telford since 2014, when plans for 77 homes and a 63-bed care home were given the go-ahead by the borough council.

The wider area has seen gradual expansion over the past decade, with around 300 homes approved less than a mile away opposite Wellington Cricket Club in 2018, in a now built-out scheme put forward by Bovis Homes.
