Caddick goes big with M1 logistics bid
Proposals have been lodged with Hinckley & Bosworth Council for a 700,000 sq ft development adjacent to Junction 22 of the motorway.
Billed at this stage as the J22 M1 Employment Hub, the Yorkshire-headquartered property company’s vision is for the site to offer premium industrial and logistics space spread across six units.
The land, close to Markfield, is identified as a key location for general employment development in the emerging Hinckley & Bosworth local plan. If approved, the site could bring more than 1,000 jobs to the area, including construction roles, highly skilled long term positions, apprenticeships and warehouse opportunities, Caddick said, the firm adding that the site would be expected to generate around £2.5m in annual business rates.
On the ESG side, Caddick said the development would include more than 12,000 trees being planted across the site to boost biodiversity, while BREEAM Excellent status would be sought for the buildings.
Tom Park, associate director at Caddick, said: “We have developed a scheme that presents a significant opportunity to deliver high-quality space for jobs and investment in Hinckley and Bosworth, generating substantial economic value.
“We have also prioritised thoughtful design, incorporating extensive environmental sustainability features and significant landscaping whilst delivering a scheme that responds to strong demand from the market.
“The site’s prime location, adjacent to Junction 22 of the M1, and unit mix makes it perfectly suited for all occupiers offering excellent national and regional connectivity whilst reducing the impact on local roads. This application marks a crucial step towards unlocking a key employment site in Hinckley and Bosworth and securing long-term economic benefits for the area.”
