Consultation planned for 1.5m sq ft Rugby industrial park

Councillors in Rugby are set to launch a consultation on a proposed industrial and logistics development to the northeast of the town.

Panattoni lodged plans alongside landowner AC Lloyd for a 1.5m sq ft scheme in January this year, earmarked for 91 acres of land at Coton Park East, which are still under consideration by the local planning authority.

Indicative proposals lodged with the application include five warehouse units ranging from 92,200 sq ft to 548,000 sq ft, built to target BREEAM Excellent and an EPC A rating.

Now, Rugby Borough Council’s cabinet are poised to launch a design code which will be used to help determine future applications for the site – set to include building heights, access for HGVs, green spaces and buffer zones between the development and nearby homes.

If approved at a meeting on 6 October, a four week consultation on the proposals will be put out for public feedback.

Cllr Isabelle McKenzie, Rugby Borough Council’s portfolio holder for Growth and Investment, said: “Local people have given us detailed and helpful feedback about Coton Park East.

“The draft design code aims to turn that feedback into clear expectations for movement, green space, landscaping and building design.

“Cabinet must first decide whether the draft is ready for public consultation. If consultation is approved, I hope residents will look at the proposals and tell us what works and what should change.”

The site sits around two miles north-east of Rugby’s town centre, close to Junction 1 of the M6.

The plot was originally allocated for residential development in the Rugby Borough Local Plan 2011-2031, and outline planning permission was granted for a 475-home development in 2023.

“Residents understand their communities and can offer valuable ideas about how places should be designed,” added Cllr Barbara Brown.

“This proposed consultation would give people another chance to have their say before a final design code is considered.”
