Coventry warehouse hits market for offers over £4.5m
A former factory on a historic city industrial site has gone up for sale or rent, with offers in excess of £4.5m sought by agents Bromwich Hardy.
Parts of the freehold property at Units 1-3 Carlton Road and Units 1A-1B St Lawrence Works was once home to woven label manufacturer B Laird & Co, which went to the wall in the early 1960’s.
Now, the 70,000 sq ft warehouse space close to the motorway in Coventry has come onto the market for sale or rent with commercial property agency Bromwich Hardy – available to purchase for offers in excess of £4.5m, or to rent at £400,000 per annum.
The total warehouse space of 74,754 sq ft includes 68,943 sq ft at 1-3 Carlton Road and 5,811 sq ft at 1A-1B St Lawrence Works.
This sits on a total site area of 2.935 acres, with access via Foleshill Road and St Lawrence’s Road.
“This extensive and established warehouse space is conveniently located around one mile north of Coventry city centre and two miles south of Junction 3 of the M6 motorway,” said David Penn, a partner at Bromwich Hardy.
“The property includes a collection of warehousing with yard areas next to the Coventry Canal and the A444 Phoenix Way, in the Foleshill area of Coventry.
“St Lawrence Works forms a terrace fronting Carlton Road, while Units 1A-1B are on the end section of the terrace. These have north-lit roofing and a working height of 3.56 metres, one loading door at ground floor level and one at dock level.
“The remainder of the space is an extensive series of north lit bays with loading and access yards at each end, and a working height that is generally at 4.82m.”
