Keepmoat’s 109-home Locksmiths Quarter development approved
More than 100 houses will be built on the site of a historic former lock works on Moat Street, after Walsall Council’s planning committee gave Willenhall’s regeneration plans the thumbs up.
Proposals put forward by Keepmoat, following the demolition and compulsory purchase of a number of sites clustered around the former Ingersoll Rand works, had been recommended for approval ahead of a committee meeting last night.
Work will now begin on the scheme, which has an estimated GDV of around £30m and is set to be completed by the end of 2029.

Walsall Council successfully secured £20m in levelling up funding from the government to support a 10-year strategy for housing growth in Willenhall in 2022, with outline proposals then approved in 2024. Demolition of the factory, which was destroyed by a huge fire around ten years ago, was completed earlier this year.
As part of approved conditions for the development, £312,000 will be contributed towards education and healthcare provision, alongside £800,000 for open space provision.

Arcadis and BM3 have worked with Walsall Council on the proposals, part of a project team also includes Savills, GSA, Tatum, Allsop Avery, Brindle & Green, NJC and Engage Planning.
