Chancerygate lodges plan for Coleshill logistics scheme
A 153,000 sq ft industrial and logistics development could be built at Hams Hall under proposals submitted by Birmingham-based Chancerygate.
The developer and investment manager is planning to build seven speculative leasehold units, ranging from 12,000 sq ft to 47,000 sq ft, on a seven-acre site.
Named Faraday7, Chancerygate says the 153,000 sq ft scheme would provide sustainable urban logistics accommodation with direct access to the the motorway network in North-East Birmingham.
The site is close to major occupiers including BMW, JLR, Sainsbury’s, DHL, Wincanton, Sertec and Davis Turner.
Chancerygate is targeting an EPC A rating and BREEAM Excellent certification for the development.
Senior development manager Rob Watts said: “Our proposed Faraday7 development will provide high specification, sustainable accommodation for a diverse range of occupiers at Hams Hall.
“This is one of the premier sites in the West Midlands, thanks to already being an established industrial location and having excellent connectivity to the region’s key arterial routes.
“We now look forward to North Warwickshire Borough Council considering our proposed plans, which will help satisfy the demand within the locality for new Grade A urban logistics space.”
Founded in 1995, Chancerygate describes itself as the UK’s largest urban logistics property developer and investment manager.
The company was acquired in August by Toronto-headquartered global real estate asset manager Dream, creating a combined business with around 27m sq ft of urban industrial space under management and development.
