‘Landmark’ Derby riverside plot hits the market
A former Derby city centre ironworks with planning permission for more than 200 apartments has been put up for sale by receivers for the Godwin Group.
The 0.7-acre site in Phoenix Street was once the home of Phoenix Iron Foundry, which was demolished during the 1990s.
The cleared plot was granted planning permission for a 202-unit residential scheme known as ‘The Landmark’, with three tower blocks of seven, nine and 17 storeys approved by Derby City Council in November 2023.

The Birmingham-based Godwin group of companies went into administration in 2025, and Watling has also been appointed to three other sites – including central St Paul’s in Bristol, Wisbech in Cambridgeshire and Erdington in Birmingham.
Ram Jam Services in Rutland, owned by GC.No 24, a company connected to the group, was put up for sale for £4.1m earlier this week.
Alex Sweetman, director of Watling Real Estate, said they were seeking proposals from developers and investors for the plot, advertised as Price on Application.
“The 0.72-acre site forms part of the promoted Derby Riverside area where a Masterplan is currently being developed adjacent to the River Derwent with proposed new public realm,” he said.
“We’re currently inviting interest on all basis and will consider both unconditional and conditional proposals, should parties wish to vary the existing planning consent.”
