Rutland’s Ram Jam Services goes up for sale for £4.1m
An East Midlands roadside development belonging to the collapsed Godwin group of companies has been brought to market by the firm’s joint administrators.
The 10,300 sq ft Ram Jam Services in Rutland includes two drive-thru and two drive-to units, two of which were let and occupied by the time the site’s developers and owners GC No.24 entered administration in July last year.
The development, on the northbound A1 near Stretton, was completed in 2024 – built on the site of the former Ram Jam coaching inn, which was demolished two years prior.
Now, joint administrators KR8 Advisory have instructed Liverpool-based property consultancy Moffatt Scott to market the site, with the development advertised at a guide price of £4.1m.
Of the four units on the scheme, one is let by food franchise Wendys, with another occupied by Loungers-backed roadside brand Brightside. A third unit has been let to Costa Coffee, but remains unoccupied.
A fourth unit is vacant and described by the agents as being in “shell condition”.
The site achieves total contracted rent of £340,000 per year.
