Leicester hotel plot hits the market for £5.75m

A former East Midlands nightclub site with planning permission for a 170-bedroom hotel has gone up for sale this week.

The 29,000 sq ft Church Gate plot, which also has planning permission for 142 apartments as part of a mixed-use scheme which was approved in 2021, is available for £5.75m.

Formerly a print works, the site became the Liquid & Envy nightclub in 1990, and was known variously as Krystals, Blueprint Nightclub and Creation over the following two decades, prior to a large fire which led to the site’s closure in 2022.

By that time a planning application, submitted by London-based development firm Mabble, had already been approved by Leicester City Council, who signed off on the mixed-use proposals in late 2021.

The site, now cleared, is now being jointly marketed by Bond Wolfe and Enterprise Hotels & Hospitality.

Gavin Wright, managing director of Enterprise Hotels & Hospitality, said: “The site represents one of the city centre’s most significant consented schemes, and we anticipate strong interest from developers looking to deliver much‑needed residential and hotel accommodation in a highly connected location.”

The approved residential element will provide 22 studio flats, 67 one bedroom and 53 two bedroom apartments.
