Logicor bags consent for Coalville logistics park
Leicestershire’s latest mega shed could be completed by the end of next year, after council planners gave the thumbs up to Logicor’s Bardon Hill development this week.
The firm lodged plans for a 557,000 sq ft logistics scheme on Regs Way the south-eastern edge of Coalville in February 2025, planned for the site of an existing logistics warehouse formerly occupied by Great Bear Distribution.
Great Bear quit the site in January 2025, and the 30-year-old former Nestle chocolate distribution hub is now set to be demolished under the proposals.
Logicor Park Bardon is set to be delivered in late 2027 and will target BREEAM Outstanding and EPC A certification.
“The scheme presents the opportunity to expand the existing offer at Bardon Hill with a class leading facility that meets the demands of modern logistics accommodation,” said a planning statement submitted with the scheme last year.
“Logicor will invest significant sums in redeveloping this strategically important industrial site and help create skilled employment opportunities for the people of Bardon.”

The scheme has been designed to support build-to-suit requirements, with a specification including eaves height of up to 21m, a 4MVA power supply, secure gatehouse and Cat A fitted offices.
A report by North West Leicestershire’s planning officers said replacing the existing warehouse represented the “optimum viable re-use of the site”, adding that the replacement building would enhance the appearance of the area, when compared to the existing building.
A decision notice approving the scheme was issued on 1 July.
The development follows Logicor’s recent delivery and letting of two other large Midlands schemes, the 800,000 sq ft Logicor Park Daventry and 508,003 sq ft at Derby 507.

Designs for the scheme have been produced by Birmingham-based Webb Gray, and the project team includes: KAM, Middlemarch, DWD, Tetra Tech, MJM and FPCR.
