Vistry targets 2028 start for 1,400 homes in Northampton
Homes England and Vistry have exchanged contracts on a 142-acre plot at Upton Lodge Farm, with outline permission for a planned Western urban extension already in place.
Councillors at West Northamptonshire Council gave the proposed 1,400-home project, off Weedon Road in Northampton, the thumbs up in March this year, following a decade-long tussle over Section 106 agreements for the scheme.
Around half of the land allocated to the development is set to become housing, with a mixed-use local centre including retail, healthcare and community facilities also proposed as part of an indicative masterplan put forward with the outline proposals.
An estimated 40% of the development, which is around a mile from Northampton Town FC’s Sixfields Stadium, is slated to become affordable housing.
Ahead of a reserved matters application expected over the coming months, Vistry says it’s working up design code and masterplan to shape the vision, character and design principles of the new neighbourhood.
The firm says it plans to start on site in 2028, subject to approval from the local planning authority.
“The exchange of contracts marks an important milestone in bringing forward this new community at Upton Lodge Farm,” said Nic Chapman, regional managing director for Vistry.
“Working in partnership with Homes England, we will deliver up to 1,400 high-quality homes, including up to 40% affordable housing, alongside the infrastructure, green spaces and community facilities needed to create a thriving new neighbourhood for Northampton.”
