Walsall logistics scheme moves forward with authority backing

Walsall Council will fund pre-construction works at Total Park, a planned 422,000 sq ft industrial and logistics development on Bentley Lane.

The local authority says the scheme, which is being brought forward by Cheshire-based Total Developments, will unlock inward investment, jobs and economic growth for the borough – and has agreed to provide funding for enabling and infrastructure works.

The 27-acre former landfill site has detailed planning permission for three industrial units of 72,300 sq ft, 97,300 sq ft and 249,800 sq ft, granted in 2025.

The council’s funding is being complemented by further investment from West Midlands Combined Authority during the construction phase.

Cllr Nicky Barker, portfolio holder for regeneration at Walsall Council, said the agreement between the authority and Total Developments was “fantastic news for Walsall”, and a major step forward in realising the ambitions of the Walsall Growth Zone.

The plot sits within Walsall’s Growth Zone, an initiative to deliver 2m sq ft of employment space in the borough, which benefits from the West Midlands’ long-term business-rates retention scheme.

The system enables the authority to use future business rates to support regeneration and infrastructure works on designated sites, a mechanism also used to bring forward Origin’s SPARK development on the former James Bridge Copper Works.

Walsall Council says schemes are also being lined up on the remaining Growth Zone sites at Anson Road, Tempus Ten, Gasholders and Iron Park.

Ted MacDougal, development director at Total Developments, said: “Walsall is a compelling location for industrial and logistics investment, with excellent connectivity across the West Midlands and strong underlying demand for high-quality commercial space.

“Our decision to invest in our development off Bentley Lane reflects the strength of that demand and the opportunity to deliver best in class, well-connected space for businesses looking to grow and expand.

“We have also welcomed the excellent collaboration with Walsall Council through the Growth Zone programme helping to unlock vital additional development funding. Collaboration between the council and the private sector is essential to help unlock investment, supporting new employment and ensuring Walsall continues to build on its position as an important location for industry and logistics.

“We’re proud to be investing in Walsall and look forward to seeing the development make a positive contribution to the local economy.”
