Westworks Corby targets summer 2027 completion
The first two units on a major industrial scheme built on a former Northamptonshire steel foundry are on track to be completed next year.
Development on Westworks Corby got under way in February 2025, with four large sheds earmarked for the 98-acre site off the A14, which is being brought forward by DHL Real Estate.
DHL has pre-let the first of two buildings currently under construction at the site, a 300,000 sq ft unit, with a speculatively-built 500,000 sq ft unit now being marketed to potential occupiers.
The site was sold by former owner Tata Steel in 2024, a year after Solihull-based Warmflame Developments had secured outline permission for the huge new industrial scheme at the derelict steelworks.

The Westworks site had lain empty since 1980, when British Steel announced the closure of part of its Corby site under a national restructuring programme, although tube making operations continued on the Eastern half of the site – now owned by Tata UK.
Leicestershire-based IMA Architects is leading on the architectural design of the scheme and acting as principal designer, working alongside a multidisciplinary project team that includes principal contractor GMI Construction, Fairhurst, MBA Consulting Engineers Ltd, KAM Project Consultants, Wakemans Limited, Quod, SAJ Transport Consultants and Savills.
Ben Hall, Managing Director at IMA Architects, said: “Being part of the team bringing forward Westworks Corby is a significant opportunity to contribute to one of the Midlands’ most ambitious industrial developments.
“The scheme will set a new benchmark for sustainable, high-specification industrial space, supporting inward investment and creating valuable employment opportunities for the local community.”
“IMA continues to be heavily involved in large-scale industrial and logistics schemes across the UK, and this project reinforces our position as a trusted architectural partner for developers seeking design excellence, technical rigour and sustainability-led outcomes.”
The first units at Westworks Corby are targeted for completion in Q2 2027.
