Persimmon advances Rugeley ambitions
The housebuilder’s West Midlands division has completed the purchase of land at the former power station from Vistry, giving it a platform for 273 Staffordshire homes.
Vistry acquired the 343-acre site from ENGIE in 2025, effectively making it the master-developer of a masterplan site with outline consent for 2,300 homes.
Persimmon described the brownfield site as sitting close to existing neighbourhoods and transport links, making use of previously developed land. Its redevelopment would mark a significant change for an area that has stood unused since the power station closed.
All homes at the Persimmon scheme will be available through private sale, with a mix of two, three and four-bedroom properties. The full breakdown of the scheme’s make-up will be made clear as the developer seeks detailed consent.
Persimmon Homes West Midlands will contribute £1.6m in Community Infrastructure Levy funding to support local services and infrastructure.
Joe Turner, managing director for Persimmon Homes West Midlands, said “This is an important brownfield site and bringing it back into use represents a positive step for Rugeley.
“Securing the land allows us to begin shaping plans for new homes for local people, while also making a significant financial contribution towards the infrastructure the town relies on.”
