Plans lodged for 1,500 home Telford extension
Bloor Homes has applied for planning permission to build more than a thousand houses at Bratton Green, as part of a proposed urban extension to Telford.
A primary school and local centre are also earmarked for the 220-acre site, a former World War Two airfield which is one of three large new communities proposed under the 2041 Telford local plan.
Outline plans uploaded to Telford & Wrekin Council’s planning portal this week also include around five acres of employment land and a 75-bed care home, as well as around 12 acres of sports facilities.
An illustrative masterplan supplied by Bloor shows the development could be built out in four phases, with an initial 312 homes built to the north-east of the plot by 2029.
The developer says its proposals will make a “significant contribution” to Telford’s housing needs over the next two decades, with an extra 20,000 homes included in a final local plan for the borough.
The plot is included as an allocated site on a proposed 2041 Telford local plan, which was given the all-clear by government planning inspectors earlier this month, and will head to a vote at Telford & Wrekin Council’s cabinet in November.
The paper will then go before full council for formal adoption.
Bloor Homes said its decision to submit outline plans prior to the adoption of the local plan would help facilitate the early delivery of the allocation site.
However the development’s “significant infrastructure costs” could see the level of affordable homes fall below the 20% level set in the emerging local plan in an attempt to offset viability concerns with the scheme.
An three-arm roundabout is proposed from the A442 trunk road prior to the start of works on phases one and two of the development, with a second access onto the A442 and a three further junctions with the B5063 Longden Road also planned.
“The application site will deliver affordable housing but the exact quantum should be determined once other infrastructure requirements are known and quantified through the planning application and the impact on the viability of the proposed development can be considered in full,” said a planning statement submitted with the scheme.
“The amount of affordable housing will be negotiated with reference to the adopted [local plan] policy and development viability,” added a design and access statement.
Birmingham-based Define are planners for the scheme. The wider project team includes PJA, AAC, FPCR, Orion Heritage, and Pegasus.
