Chancerygate snaps up ‘premier’ Coleshill logistics site
Plans for a 145,000 sq ft urban logistics scheme in East Birmingham will be submitted before the summer, after Chancerygate completed a ‘complex’ deal for a vacant plot at Hams Hall.
The value of the deal to acquire the site from Cracknore Hams Hall is undisclosed.
Proposals set to be put forward by the developer later this year will include six leasehold units ranging from 12,000 sq ft to 47,000 sq ft, targeting EPC A and BREEAM Excellent ratings.
Subject to planning, construction work is expected to commence in the early 2027, with practical completion anticipated towards the end of the year.
Chancerygate development manager, Rob Watts, said: “This was a complex transaction, which required input from multiple parties to unlock one of the premier sites in the West Midlands.
“This acquisition gives us the opportunity to bring forward high specification, sustainable space at Hams Hall and support new local employment opportunities.
“There is strong demand from businesses operating in the West Midlands for modern accommodation in well-connected industrial and logistics locations. Our plans are designed to meet that need with flexible units ideal for a wide range of occupiers.”
Nearby occupiers to the Faraday Avenue site include BMW, JLR, Sainsbury’s, DHL, Wincanton, Sertec and Bovis Turner.
Chancerygate, which has an office in Birmingham, is the UK’s largest urban logistics property developer and investment manager, with around 2.2m sq ft of urban logistics space under construction or ready for development across 15 sites.
Cracknore Hams Hall was advised on the sale by Box4 whilst Chancerygate was advised by DTRE. Both have been retained as letting agents for the development.
