Joint agents appointed for Clowes’ Hucknall I&L

Incore and FHP will lead the marketing of a 500,000 sq ft former Rolls-Royce aerodrome site at Harrier Park in Nottinghamshire.

The East Midlands developer snapped up the 31-acre site from Rolls-Royce in 2024, with planning permission now in place for 500,000 sq ft of warehouse and industrial space across six buildings.

Incore has been brought in alongside long-standing agents FHP Property Consultants as marketing efforts are ramped up in 2027, according to development director at Clowes, James Richards.

“We have invested substantial sums in the site in recent months, completing remediating all the development plots and creating plateaued serviced sites ready for development and also obtaining planning consent for a range of units,” he said.

“In a market where stock is limited, we are hopeful of seeing significant progress made in 2027 and Incore’s appointment will assist us with our goals.”

The land at Harrier Park was formerly used for the development of the famous Rolls-Royce Merlin engine during World War Two, followed by the world’s first successful vertical take-off in the 1950s, technology later employed on the Harrier ‘Jump Jet’.

Prior to the sale of the land in 2024, Rolls-Royce worked with Muse Developments to bring forward the wider redevelopment of the site, having declared it surplus to requirements in 2007.

Harrier Park gained its first tenant in 2020 when RM Group took on a 200,000 sq ft storage and distribution warehouse.

Richard James-Moore and Ed Cole of Incore added: “The scheme represents an excellent opportunity for occupiers seeking high quality, bespoke industrial and logistics accommodation, on a freehold or leasehold basis within proximity to J26/J27 M1.

“We look forward to working with Clowes and FHP in securing occupiers for this exciting development.”
