£107m deal agreed for Three Chamberlain Square
Farran Investments has exchanged contracts on a landmark 190,000 sq ft office building within Birmingham’s Paradise estate.
Three Chamberlain Square was put up for sale with CBRE in March, with offers sought at £123.2m for the landmark office, which is fully let to tenants including Eversheds, Forvis Mazars, EY – and CBRE themselves.
The Feilden Clegg Bradley Studios-designed building was completed in 2025, part of Birmingham’s flagship Paradise city-centre office development, built as part of the regeneration of the former Birmingham Central Library area.
In a LinkedIn post, Farran Investments’ founding partner Simon Lee confirmed the group has now exchanged contracts on a £107m deal for the building, backed by equity partner Goldentree and lender, Canada Life.
The firm teamed up with Goldentree on a portfolio of 20 UK industrial estates from Paloma Capital for £193m in August, and more recently on the £46m purchase of Cambridge Leisure Park.
The Birmingham acquisition takes Farran’s assets under management to £1bn.
Advisers to the transaction include ACRE Capital, ART Capital, Stephenson Harwood, Jones Day, PwC, Jones Hargreaves and Gen II. Federated Hermes was advised by BCLP and CBRE.
Federated Hermes and CBRE have been approached for comment.
