Moda completes 722-home Birmingham BTR
Moda Living, Apache Capital and Sisk have announced completion on a £300m regeneration project in Birmingham’s Jewellery Quarter.
The completion of Makers Place, a 722-home build-to-rent development on Great Charles Street, marks the end of a six-year regeneration project that has seen the former Ludgate Hill council car park transformed into three buildings ranging from five to 39 storeys.
Designed by Ryder Architecture, the scheme secured planning permission from Birmingham City Council in 2020, with construction starting in April 2023. The development topped out in 2025.
Makers Place is Moda and Apache Capital’s second joint venture neighbourhood in Birmingham, following The Mercian, and is Moda’s third operational build-to-rent community in the city.
“Completing Makers Place is a huge milestone for everyone involved and something we’re incredibly proud of,” said Johnny Caddick, Chief Executive of Moda.
“Seeing a brownfield site that stood undeveloped for more than 70 years transformed into a new neighbourhood in such a fantastic location is amazing, and a testament to the ambition, commitment and hard work of everyone involved.
“We’ve built a strong relationship with Birmingham City Council over many years, and Makers Place is a great example of what can be achieved when the public and private sectors work together to unlock challenging sites. I’m grateful to everyone who has played a part in bringing us to this point and look forward to seeing Makers Place grow into the thriving community it was designed to be as more residents make their home here with us in the Jewellery Quarter.”
Around 22,000 sq ft of commercial space has also been delivered as part of the development, with two units already secured on pre-let agreements.
John Dunkerley, Chief Executive Officer and Co-Founder of Apache Capital, said the scheme is a “landmark moment” for Apache Capital and for Birmingham.
“When we committed to the scheme in 2023, it was the largest regional build-to-rent funding deal the UK had seen, reflecting our long-term conviction in the city and the depth of demand for high-quality, professionally managed rental homes.
“We are grateful to Moda, Sisk, Birmingham City Council and our partners Harrison Street and NFU Mutual, whose commitment has delivered a neighbourhood that will serve residents and the Jewellery Quarter for many years to come.”
