Panattoni kicks off at £135m Coventry logistics hub
Work to build one of the largest speculative industrial developments in the Midlands is now under way – targeting a gap in the market for large-scale logistics units in the region.
Panattoni bagged full planning consent for the 538,193 sq ft Panattoni Park scheme, located near junction three of the M6 in the north of Coventry, in March last year.
The 500,000 sq ft first unit at the park will be ready for tenant occupation at the beginning of next year, with potential plans for two smaller units also in the pipeline.
Panattoni hopes the development, located among what it describes as an established logistics ecosystem in the surrounding area, will address what it says is a “well documented” under-supply of bigger industrial space in the region.
“There remains a clear shortage of high-quality speculative space of this scale in the Golden Triangle, particularly in locations offering immediate motorway access,” said Patrick Clews, development manager at Panattoni.
“Panattoni Park Coventry addresses that gap, delivering a best-in-class building directly on the M6.
“This is a prime logistics location with an established occupier base, and we are seeing sustained demand for large, well-located units that can be delivered quickly. By developing speculatively, we are able to provide occupiers with immediate, future-ready capacity in one of the UK’s most important distribution corridors.”
The facility will feature a 15-metre clear internal height, 55 metre yard depth, extensive dock and level access provision, and capacity for over 105,000 pallets of VNA racking, Panattoni says.
The development will also deliver 5.3 MVA of power capacity, equipping the building for occupiers with intensive power requirements, such as those operating automated storage and retrieval systems, electric vehicle fleets, and temperature-controlled logistics.
The scheme is being marketed by Newmark and APEX.
