Squire Patton Boggs signs at 19 Cornwall Street

Kier Property’s 139,000 sq ft net zero Birmingham office block has its first occupier, with the law firm committing to 22,231 sq ft from mid-2026.

Squire Patton Boggs, which employs around 150 people in Birmingham, will relocate from its current Edmund Street base next year to the building.

Kier has declared 19 Cornwall Street the city’s most sustainable workspace, with a NABES five star design reviewed rating.

It will be net zero carbon in operation, with sustainable features including energy-efficient systems, low carbon construction materials and enhanced insulation, reflecting the firm’s commitment to sustainable business practices.

SPB’s Birmingham office managing partner Tom Durrant said: “We have outstanding staff, a strong client base and great ambition for our future in the city. Our move into 19 Cornwall Street gives us first-rate, sustainable facilities for our people and our clients and will be a prestigious platform for the firm’s long-term growth in the region.”

Kier’s project team included Associated Architects, MEP engineer Hydrock, structural engineer SBK Consulting, sustainability advisor Cundall and cost consultant Gardiner & Theobald.

Unveiling the building in September, Leigh Thomas, group managing director of Kier Property, said: “19 Cornwall Street sets a new standard for commercial buildings in the UK. We’ve combined design excellence with environmental ambition to deliver a workspace that doesn’t just look great but truly performs.

“By achieving a NABERS 5 Star Design Reviewed Target Rating and focusing on long-term energy efficiency, we’re offering occupiers a future-proofed, low-cost, high-performance building at the heart of Birmingham’s commercial district.

“The building marks a major milestone in Birmingham’s transition to a low-carbon economy.”
