Thercel Land launches latest phase of Rugby expansion
Work is now under way on the expansion of Thercel Land’s Warwickshire industrial estate, with a 36,000 sq ft industrial and warehouse development set to be completed early next year.
Europark 35 forms part of the next phase of development at the established Rugby Europark on Watling Street, with the speculative development being marketed as high-quality modern accommodation for manufacturing, distribution and logistics occupiers.
Outline permission for the expansion of the park was granted in 2015, with detailed proposals for two units – Europark 35 and 25 – given the thumbs up up Rugby Borough Council in 2024.
Europark 35 will provide 10 metre eaves, a secure 50 metre service yard, dock and level-access loading, together with modern office accommodation. The development is targeting BREEAM ‘Very Good’ and an EPC ‘A’ rating.
The development represents a further significant investment by Thercel Land in the estate and comes at a time when the supply of good-quality modern industrial accommodation remains relatively constrained, according to managing director, Christopher Utley.
“We have always taken a long-term approach to Europark and believe in continuing to invest in the estate and in the quality of accommodation we provide,” he said.
“Europark 35 is being developed speculatively because we believe there remains good demand for well-located, modern industrial buildings in the Rugby area. Its location, yard provision and specification should make it attractive to a wide range of occupiers.
“We also have planning consent in place for Europark 25, a further approximately 25,000 sq ft industrial and warehouse building, which we intend to bring forward as the next phase of development at the estate.”
The development is due for completion in early 2027.
