150-homes plan near Stafford slated for approval

Richborough’s outline plans for the village of Weston have been recommended for approval ahead of a planning committee meeting next week.

Under outline proposals put forward in August 2025, 150 homes would be built on a 20-acre plot of agricultural land off Green Road in the Staffordshire village, around five miles from Stafford.

The plans have been given the nod by officers ahead of a meeting of Stafford Borough Council’s planning committee on 28 October, following a call-in request from the local member over the scale of the development.

If approved, the scheme would increase the size of the village – currently just over 400 houses – by more than 30%, as noted in a report set to go before councillors next week.

However, planning officers also said that the site, which adjoins the village’s existing development boundary, represented a “logical expansion to the settlement”, adding that the borough’s land supply position had fallen to 1.95 years under updated NPPF targets.

“The proposal for up to 150 dwellings represents a significant uplift to the size of Weston, equating to approximately a 32.4% increase over the existing settlement,” it said.

“In terms of the benefits of the scheme, the borough does not have a 5 year housing land supply, and the contribution that 150 dwellings would make to the borough’s housing supply should therefore be afforded significant weight. ”

Around 30% of the development is earmarked for affordable housing.

Thrive Architects provided designs and an indicative masterplan for the proposals. Lichfields provided planning consultancy. The wider project team includes Hub (transport), Lanpro (heritage), MEC (drainage), Blade (landscape and ecology).
