Capital&Centric launches plan for historic Spode works

A former Stoke-on-Trent pottery factory is set to be converted into a ‘buzzing neighbourhood’ as part of plans launched by Manchester-based developer, Capital&Centric.

The firm has launched a consultation on its phase one proposals for the historic Spode Works on Elanora Street, set to include a food and drink hangout, padel courts and a public walking route through a refurbished China Halls.

The plans also include demolition of Gordon House in order to open up the site for future residential development schemes.

Capital&Centric says the scheme is part of a long-term vision to create a landmark destination, with homes, cafés, bars, restaurants, creative workspaces and public spaces at the 10-acre former ceramics industry hub.

The firm, which is working with Stoke-on-Trent City Council on the proposals, will host a “pizza, pints and padel” drop in session at Spode works on Thursday, 26 March, to showcase the plans.

The Spode site was bought up by Stoke-on-Trent City Council in 2010, two years after the factory closed and went into administration and in 2022, the council secured £10m of Levelling Up Funding to bring the site back into use.

Capital&Centric were appointed to the project in May last year, when the city council announced it would be allocating up to £6.5m of money from the government’s Levelling Up Fund to deliver the work, as part of its wider masterplan for the site.

The firm is currently on site at three regeneration schemes in Newcastle-under-Lyme, after its £63m flagship Goods Yard project near Stoke-on-Trent railway station was completed last year.

Tom Wilmot, Managing Director at Capital&Centric, said: “Spode Works is packed with proper Stoke history and character, so the aim is simple – keep what makes it special and open it up so people can actually enjoy it again.

“Phase one gets the ball rolling with new public spaces, places to eat and drink, and even spaces for sport. We’d love locals to pop down, grab a slice and a pint, and tell us what they think.”

The drop-in event will be held on Thursday, 26 March between 3pm–7pm at the China Halls, Spode Works, Elenora Street, ST4.
