Final suites up for grabs at ‘most desirable’ Solihull offices
Around 15,000 sq ft of space at a landmark West Midlands office with its own coffee bar and gym has been put up for rent by owners Urbana.
KWB Commercial and Newmark have been appointed to market around 15,000 sq ft of Grade A space at Solihull’s landmark AIR office development, with the agents describing the newly refurbished scheme as one of the most desirable, and sustainable, office locations in Solihull.
The final two suites at the Homer Road building have been made available under the instruction, with 11,192 sq ft on offer on the ground floor and 4,282 remaining on the second floor.
Malcolm Jones, Director at KWB, said: “In the past 12 months, we have seen demand for high quality space in Solihull continue to rise, with occupiers attracted by the easily-accessible location and enviable amenities within the town centre.
“We are thrilled to market AIR Solihull which offers a rare opportunity to occupy an exceptional workspace within the heart of the town centre.”
Figures from KWB’s H2 2025 Solihull and M42 Office Market Review show that take-up in the area finished the year 21% above the three-year average.
The findings also suggest that occupiers are increasingly looking for bigger, better space and strong on-site facilities, with the average transaction size increasing to 8,036 sq ft in 2025 – around 30% higher than 2024.
“Solihull continues to appeal to businesses that want more from their office than desks and meeting rooms, and the larger floor-plates available at AIR mean occupiers have the ability to build in amenities that employees are looking for,” added Jones.
KWB are acting as joint agents for AIR Solihull alongside Newmark. More information about the available space can be found via the agents website.
