Approval for second phase of £57m Bolsover North
More than 500 houses will be built in Derbyshire after a joint venture between Strata, Persimmon Homes and Stancliffe Homes was approved by Bolsover council.
The proposals, put forward for the 65-acre site last year, form the second phase of a scheme for 806 houses for a swathe of land to the north-east of Bolsover’s town centre, currently mostly in use for farming.
The site was previously earmarked for 950 homes under Bolsover’s local plan, which was adopted in 2020.
The development includes around 17-acres of public space, the majority of which will be delivered as part of a “Town Park” set to be built at the centre of the scheme – part of a reduced package of developer contributions agreed by Bolsover’s planning committee in January.
A spine road running through the development will also be built as part of the scheme, with land also set aside for an extra care facility and primary school, approved as part of outline proposals for the site in 2017.
Those proposals will be brought forward separately by Bolsover District Council.
Claire Linley, planning director at Strata, said securing planning permission was a “major milestone” for phase two of the proposals for Bolsover North.
“The new link road will make a genuine difference to everyday life for existing residents, and the town park will be a lasting community asset for generations to come,” he said.
“We are proud to bring forward this development in partnership with Persimmon and Stancliffe Homes.”
Strata Homes will build out 230 homes on the development, while Persimmon and Stancliffe will build 212 and 105 respectively.
A public consultation on the scheme was carried out in October 2024 and engaged with approximately 662 neighbouring residents. Responses covered themes including traffic, community infrastructure, wildlife, and environmental measures which developers say informed their final proposals.
