Horton starts first phase at £45m Sinfin Commercial Park
Construction is now under way on the 271,500 sq ft Derby light industrial and logistics development, which received planning consent earlier this year.
The first phase comprises 121,500 sq ft of speculative industrial and logistics accommodation on the 23-acre estate, close to the Rolls-Royce Sinfin campus.
Hortons acquired Sinfin Commercial Park in 2023, with plans to develop up to 17 light industrial and logistics units across the estate over the next three years, with units ranging from 5,000 sq ft to 70,000 sq ft.
The firm completed the redevelopment of the 63,000 sq ft Unit F at Sinfin Commercial Park in July.
The overall scheme has a gross development value of £45 million and is the largest development undertaken by Hortons in its more than 130-year history.
“When we acquired Sinfin, we saw the opportunity to create a modern industrial and logistics destination that better reflects the strength of its location,” said Steve Benson, chief executive, Hortons.
“Sinfin is already an established employment area, with Rolls-Royce on the doorstep and strong connections. Our investment is about building on those fundamentals. We are looking forward to seeing the first phase take shape and bringing new accommodation to the market.”
Amphion Construction has been appointed as lead contractor, with completion of the first phase scheduled for August 2027.
The project team also includes Align Architecture, OES Consulting and PMP Consultants.
