Clowes gets go-ahead for next stage of Dove Valley Park

Two huge industrial units will be built between Derby and Uttoxeter after planners gave the thumbs up to the final phase of development at Dove Valley Park in Foston, Derbyshire.

Planners at South Derbyshire District Council approved a modified application for two units on Plot 11, set to include 540,000 sq ft of space alongside 329 car parking spaces and 42 HGV docking bays.

Up to 700 jobs could be created by the scheme, according to the developer, with an as-yet unnamed occupier lined up for the site.

Around 1m sq ft of industrial space has already been developed at Dove Valley Park for a range of local and national owners and occupiers, including Hines, MEG, GXO, TopHat and JCB.

“This is an exciting opportunity for South Derbyshire to secure much-needed jobs,” said Marc Freeman, director at Clowes Developments.

“This development complements existing businesses and will deliver significant long-term benefits to the area.”

A revised proposal for the site’s Innovation Centre, a business hub facility on a separate plot which includes meeting and collaboration space, was also supported by the council’s planning committee. Approved plans include a café for employees and visitors.

Dave Somers, Associate Director at AEW Architects added: “With a potential occupier in mind, we’ve refined the previously consented scheme at Dove Valley Park to meet their specific operational needs while retaining the character and principles already established.

“We’ve evolved a high-quality, sustainable proposal targeting BREEAM Excellent that will support continued growth at this established industrial location and deliver economic benefits locally and nationally.”

Documents and plans relating to the proposal can be found on South Derbyshire’s planning portal, using reference: DMPA/2025/1570
