Clowes ready for take-off at former jet engine site

Developers say two plots on a Nottinghamshire industrial park are now ‘construction ready’, after a year-long programme of enabling works was signed off.

Clowes completed its acquisition of the 31-acre Harrier Park from Rolls Royce in 2024, formerly the company’s jet engine development site at Hucknall Aerodrome, with lead contractor TanRo kicking off remediation work in August last year.

The site, renowned for its engineering heritage linked to the Harrier “Jump Jet” and Rolls-Royce Merlin engines, will now accommodate over 500,000 sq ft of new industrial and warehouse space in a prime East Midlands location on the outskirts of Nottingham.

Hollie Parkes, Senior Engineer at TanRo, said: “TanRo is delighted to have delivered the remediation and enabling works for Clowes on this excellent scheme. Throughout the process, we’ve seen a wide range of technical elements come together, giving us a clear perspective on the positive impact these works will have on the area.

“By tackling the more challenging aspects early on, including the retaining wall construction and complex drainage installation, we have positioned the site perfectly for the next stage of development.”

The extensive works package, delivered by lead contractor TanRo, included substantial engineering works which has delivered a construction ready plateau on Plot 1.

A 134-metre retaining wall has been constructed, alongside storm drainage and high-voltage diversions, clearance of existing surfaces and underground obstructions, construction of the future access road, and completion of bulk earthworks.

Plot 2 has also been prepared for development with storm drainage diverted, a southern screening bund formed at Plot 2D, and bulk earthworks largely completed to achieve the required plateau levels.

Clowes says an 8.1 MVA power supply secured for the site will give future occupiers access to a “substantial and reliable energy capacity” across the development.

The business park is being marketed by FHP Property Consultants and Fisher German, with units available from 64,000 sq ft to 117,000 sq ft with the flexibility to combine footprints (subject to planning) on a freehold and leasehold basis.
