Vistry hopeful for 2026 start on Grey Belt housing

Work could begin as early as next year on 250 homes in Balsall Common, according to developers backing the scheme.

Outline planning permission for the ‘grey-belt’ former farm site off Waste Lane was granted in 2025, with a reserved matters application still to be decided by Solihull Borough Council.

House-builder Vistry has now signed off on legal agreements for the scheme, which will see around £5.5m spent on highways and transport improvements in Balsall Common.

The developer says the project will eventually deliver a 50/50 split between affordable and open market homes.

The open market homes will be sold through the new Vistry Homes Collection and under the premium Bovis Homes brand. Many of the homes will feature timber frames, manufactured by Vistry’s own operations, supporting sustainability and efficiency.

Work on site is hoped to start in late 2026. subject to reserved matters approval.
