£59m Swadlincote offices plan poised for go-ahead
Offices and a “state of the art” leisure centre look set to be built in Swadlincote, after an application was recommended for approval ahead of a planning committee meeting next week.
South Derbyshire District Council hopes its plans to relocate to a modern HQ on William Nadin Way will be a milestone for the town’s regeneration hopes, with demolition of the authority’s existing building and nearby Green Bank Leisure Centre set to pave the way for a wider town centre project.
Plans put forward by the council in February for the former Cadley Hill Colliery site include a three-storey office building and a replacement leisure facility, which would feature a four-court sports hall and a swimming pool, with a fitness suite and multi-purpose studios on the first floor.
The proposed offices and leisure centre would be linked via a central atrium with reception area cafe with indoor and outdoor seating areas.
Those plans have now been recommended for approval at South Derbyshire’s development management committee on Tuesday, 2 June.
A report by the council’s planning team said that although the scheme would run against council policy by moving leisure and offices facilities out of the town centre, the regeneration potential created by freeing up the existing site outweighed those concerns – having appointed consultants BDP and Aspinall Verdi to develop a development masterplan for the area.
“Submitting the Council’s plans for this transformative new leisure facility in South Derbyshire is a huge milestone,” said a council spokesperson after submission of the plans, earlier this year.
“This state-of-the-art leisure complex and office space will be a fantastic asset to Swadlincote and South Derbyshire as a whole. The building is not just designed to support our local communities, but to encourage more visitors into the District, driving the economy and encouraging growth.”

The project team for the scheme includes CPMG Architects, Chord Consult, Hexa Consulting, Cadence Projects, Coreus Group, and Ares. CarneySweeney provided planning consultancy.


What on earth is South Derbyshire building new offices for itself when the council is being reorganized??? And moving offices and leisure out of town is clearly unsustainable and will entrench car dependency. What are they playing at?

We dont need council offices ,the staff are working from home , and it too far for elderly to get there. Who’s bright idea is this , roads need fixing first

It’s a joke! What’s wrong with the existing offices?? The leisure is definitely outdated and due for refurbishment or replacement, moving both so far out of town will be a problem for older customers potentially.
Also, the disruption caused by demolishing and developing the current site will cause major traffic disruption already made worse by the Pallet Network site and its convoys of 6 or more large vehicles, and for how long? 12 months? 2 years??
