Proposals lodged for major urban extension of Telford
Up to 800 homes, a local centre, and land set aside for a primary school, form the basis of a large urban extension project to the north of Telford, according to plans filed by Gladman Developments.
Outline proposals for the long-expected Donnington scheme cover a 124-acre patch of land off Humber Lane, an agricultural site which has already been earmarked for housing in Telford & Wrekin’s emerging local plan.
Subject to planning, a 2029 start date has been mooted for the development, which could then be completed by 2042.
Land promoter and planning consultant Gladman says, if approved, its proposals would general “significant investment” into local infrastructure such as highways, healthcare and education.

The 124-acre plot is part of a much larger allocation for an area north-east of the Muxton district of Telford, set to deliver around 2,700 homes and around 15 acres of employment land as part of three planned new communities.
The largest parcel in the Muxton extension is being brought forward by Bloor Homes, who intend to build up to 1,300 homes on the site over the next decade.
Other parties working on smaller schemes include Davidsons, Shropshire Homes, the MOD’s Defence Infrastructure Organisation, and Telford & Wrekin Council itself.
Government planning inspectors returned Telford & Wrekin’s local plan proposals with modifications last month, with a consultation on the changes due to expire on 20 July.
The local plan, which contains strategic allocations through to 2041, is likely to be formally adopted by the end of the year.
