Solihull market rebounds as office take-up beats Birmingham

The M42 corridor outperformed Birmingham city centre office market during the second quarter of 2026, according to figures produced by agents, KWB.

The firm’s latest M42 and Solihull office market report found that 70,218 sq ft of office space changed hands across the M42 corridor and Solihull in Q2, 37% higher than Birmingham city centre’s total of 44,553 sq ft.

It marks only the fourth quarter on record in which take-up along the M42 corridor has exceeded the city centre.

KWB said continued demand for mid-sized transactions had underpinned the market’s recovery, while the technology, media and telecoms sector accounted for a quarter of all space let during the first six months of the year, highlighting its growing influence on occupier demand.

“The Solihull office market take-up has increased by 45% in just six months, representing a significant rebound after what was a disappointing end to 2025,” said Malcolm Jones, director at KWB.

“Solihull and the M42 are benefitting from businesses’ potential to make a long-term office investment in the area – something that is scarcely found in city centres like Birmingham. With a prominent business community, town centre amenities and excellent connectivity via road and rail, the location delivers exceptional ROI.”

Across the first half of 2026, total office take-up reached 106,688 sq ft, with 18 deals completed, which was the highest first-half deal volume since 2023.

The largest transaction was gymwear brand Aybl’s acquisition of 25,247 sq ft at Blythe Valley Business Park.
